We construct to suit the requirements of our clients and the marketplace. These projects are typically non-combustible construction with a structural steel skeleton.

Canbian is the construction manager for this 8000 square feet commercial retail project. The building is conventional structural steel with EIFS and metal cladding on steel stud / gypsum board walls. The lot was previously a service station which has now required a structural concrete slab on grade main floor. Construction completion is expected for June 2019.

Canbian Inc. is the construction manager on the Silverberry project. This project is a two storey commercial building, main floor 18,000 square feet, second floor 10,600 square feet. Exterior finishes include masonry, EIFS and metal cladding, roofing is ballasted 60 mil EPDM. The structure is steel stud on structural steel, concrete grade beam on screw piles. The land usage and building location is affected by the utility easement along the east side of the property.

Southridge Car Wash & CRU

Canbian has been retained as the General Contractor for this single storey commercial carwash and CRU development totalling 13,300sqft in Fort Saskatchewan.  Construction started on August 1st, 2018 and is anticipated to be completed for March 30th, 2019. Building composition is made up of ICF concrete foundations which support the insulated precast concrete wall panels. The roof structure consists OWSJ’s & metal deck that support the EPDM roof.

Anticipated completion is July, 2018. Prior to construction commencing, environmental soil remediation was completed.

There are 3 feature wood frame peaked roofs on the front elevation. Exterior finishes include: EIFS, Hardie board, Cultured stone and masonry block. Each peaked roof will have an exposed truss held up by 2 columns clad in cultured stone. Roofing is EPDM with shingles on the sloped roof. Construction is scheduled to start in November 2017. Windermere Hotel and CRU

This project consists of a new hotel and a separate CRU Commercial building on the same site. The hotel is approximately 43,200 sqft in total with 92 suites over four floors as well as an indoor pool.  The building is primarily a wood structure sitting on top of a concrete foundation.  The exterior finishes consists largely of EFIS stucco along with a TPO membrane roof. The commercial building has a 10,000 sqft foot print comprised of a conventional steel frame structure and grade beam foundation.  This building features aluminum windows, EFIS stucco and masonry exterior finishes.

Mill Creek Carwash

Canbian has been selected to be the General Contractor for this south Edmonton single storey commercial carwash development totalling 14,035sqft.  Construction started on August 21st and is anticipated to be completed for February 28th, 2018. Building composition is made up of cast in place concrete strip footings and foundation walls which support the Conform Stay-in-Place concrete wall forming system (by NuForm). The roof structure consists of precast concrete Hollow-core and Double-tee members with a EPDM roof membrane. Interior finishes included Reline panels (by NuForm), painted drywall, t-bar ceilings, exposed Hollow-core and Double-tee’s, and a concrete slab on grade.

We have brought in a design build team towards completion of the drawings The building will be a one storey structural steel frames on piles and gradebeam foundation. All bays will be commercial retail / professional occupancies. The base building electrical system will incorporate the use of solar panels on the roof. Canbian has been selected to be the General Contractor for this north Edmonton two storey office / retail development totalling 39,780sqft.  The site has been cleared and we started construction on July 18, 2016. Building composition is made up of cast in place concrete foundations, structural steel skeleton, 10” insulated precast concrete walls, and an R40 PVC roof. Interior finishes included porcelain floor tile, granite wall tile, exposed concrete, paint, finish millwork, and T-bar ceilings. Anticipated completion date is January 31st, 2017.

The Quarters

There are two buildings on the site joined together on one lot with a total of 10,000 SF on two levesl plus a 5000 SF basement. The building was constructed in the early 1900s and was the original home of Canadian Furniture. Later bought by The Church of Scientology, it’s now owned by a private developer.

Scope of work: Reinforce existing floor and roof structure. Replace all roofing. Bring building up to current building code. Install new Roof Top HVAC units. Upgrade electrical service. A new facade incorporating new store front windows & entrances, cutting new upper windows on the second level, restoring the existing brick to original.

Canbian signed on to the project at the beginning concept stages and has been involved in both budgetary pricing and design of the new building. The existing 2 storey theatre is being demolished, including asbestos abatement. Once demolition is complete, a geotechnical investigation will need to be completed for final design. The new project is a storey building. Main floor will be commercial / retail bay. The second floor will be office use. Interior tenant improvement for the second floor office will also be done, including all finishes, partitions, washrooms, etc.

Bryant Heritage Plaza

Preliminary design and development permit drawings were complete when Canbian became involved in this project. Located on the southeast corner of Beaumont, this is a prime retail development including three new buildings. One building has a main floor area of 30,200 sf. With a partial second floor of 20,200 square feet. The floor to floor height of 6.8 metres provides a very high ceiling for the main floor occupants. The two other buildings are single storey at 9000 sf and 6400 sf respectively. All three building are constructed to suit the French colonial theme in Beaumont using structural steel skeleton, steel stud infill, EIFS and metal cladding. Originally designed with strip footings and foundation walls, the foundation was revised to screw piles and grade beams to suit the budget and late autumn construction start.

Windermere Gate Plaza

Canbian joined the project after preliminary design by the, owner selected, architect. Canbian arranged and coordinated the remaining consultants, structural, mechanical, electrical, civil and landscape to complete the team. This prestigious building, in the Windermere Gate Innovation Zone, is a two storey health services, professional shops structure, totaling 26,600 square feet. There are ten main floor and 6 second floor condominium units. The exterior finish will be three colour, insulated metal panels with 60% glazing and cultured stone accents. Completion is scheduled for summer 2016.

The main floor has 5 CRU’s and consists of a steel structure supported by concrete grade beams and piles. The exterior finishes include EIFS, Hardie Plank Siding, Storefront Glazing, Concrete Block Veneer, and a EPDM / Standing Seam Prefinished Metal Roof. Completion is estimated for the end of January 2016.

Midtown Centre

Canbian was retained to design and construct two new commercial condominiums buildings.  Building A is 17,665 square feet and Building B is 20,600 square feet for a total of 38,265 square feet.  There is a total of 24 separate units for sale.  The site is on 119 street between 113 Avenue and 114 Avenue.  It used to be the old Midtown Motors recycling lot.  The zoning was changed from IM to IB to attract a broader clientele to the area.  Completion is slated for November 2015.

Savaryn 2
